A very lively real estate market for the area around Florence, especially in the residential and commercial sectors. A very positive indication, particularly from the production sector – which pertains to warehouses and industrial buildings – because it leads to a positive outlook for the revival of productive activities. According to statistics distributed by the Agenzia delle Entrate’s Osservatorio del mercato immobiliare [Tax Service’s Real Estate Monitor], during the third quarter of 2014, the sales of real estate properties destined to production uses increased by 30.6% in Florence’s province, compared to the same period in 2013. It is a very consistent increase (the second best variation after Naples), especially if compared to the national +1.6% for the same sector.

Remaining in the non-residential category, the commercial and office market was not equally dynamic in the Florentine area. In this case, Florence and its province register a contraction of sales, countering the national trends (+9% in the third quarter) and demonstrating a decrease greater than the national -2% for agricultural buildings.

For the residential market, the period between July and September saw intense activity. In Florence – states the Osservatorio’s quarterly note – sales increased by nearly 23% compared to the same period in 2013, showing the most consistent growth among Italy’s eight major cities. This figures follows the +12.6% from the second quarter and the approximately +10% from the first quarter. The trend is confirmed throughout the rest of the Florentine territory, where home sales increased by a trending 7.4%.

At the national level, home sales grew by 4% in the third quarter.
